How to Purchase Saskatoon Real Estate

Whether you are new to the city, “right sizing” your current home or looking to buy for the first time, when you want to buy houses for sale in Saskatoon it is important to keep the following things in mind:

Neighbourhood

Where do you want to live? What do you want your future community to be? Familiarize or re-familiarize yourself with Saskatoon’s neighbourhoods. If possible, get in your car and drive around, take a stroll, or talk to the people who live there already. Learn what each community offers and understand how it is growing and evolving. Even if you think you know, you may be surprised to learn what is going on in some of the neighbourhoods in this city.

House

How much space do you need? What are the key features that are most important to you and your family? Are you looking for a character home or something brand new? Make a list of all the things you would like to have in your new home and another list of all the things you must have. This preliminary process will further help determine where to focus your search for houses for sale in Saskatoon.

Budget

How much can you afford? What are your mortgage options? What “additional costs” are involved in buying a home (inspection, tax, lawyer, etc)? Get a solid understanding of your financial picture to determine the price range we should be exploring when looking for houses and neighbourhoods. If possible and necessary, get pre-approval on your mortgage from your lending institution.

Paperwork

What documentation do you need during the buying and pre-approval process? Having everything pulled together ahead of time will help streamline the purchase process significantly. The paperwork you may need includes:

• Last pay stub, with year to date earnings if possible
• Last years Revenue Canada Tax Assessment - Form T451E(01)
• Letter from employer
• 3 months of bank statements
• RRSP statements
• Gift letter (if necessary)
• Current mortgage statement and current property assessment (if selling current home)
