Home Evaluation
The Selling Process begins when you receive my Pre-Listing Package:
In order for me, as your agent, to establish the value of your property,
I will have to complete the following steps in your initial home evaluation.
I. Exterior Assessment
Initial Visit
Meeting and Greet at the property
Street appeal assessment
Exterior of home assessment
Foundation and walkway assessment
Yard, fence and exterior mechanical competency check
Garage inspection
Alley vandalism assessment
Comparison of neighbouring properties
Overall neighbourhood profile
Evaluate the location of the property
II. Interior Assessment
Discussion about all home improvements and deficiencies
Take note of décor, style, overall layout and functionality
Window inspection
Check all walls and ceilings for signs of cracking
Investigate existence of hardwood floors
Assess overall condition of basement
Observe all mechanical, electrical and plumbing components
Make list of which appliances and chattels will remain in the home
Functionabilty of the overall layout
III. Assessment Compilation
When both assessments have been accumilated it's at this point that I compile
all the data into a home evaluation package. Once this step has been completed
I will weigh your property carfully against Current, Sold & Expired Comparables.
When I am confident that I have enough evidence to create a detailed evaluaiton
report, I will present my findings to you and should you agree with those findings
a listing agreement will then be filled out.
This process normally takes approximatley three days to accuratley process any
less in my opinion would be unprudent.
